Google Local Services Ads vs. Search Ads for Contractors

By Raphael Maio, Founder & CEO of Guilda Marketing

When a homeowner has a burst pipe, a broken air conditioner, or a leaking roof, they go to Google. As a contractor, your goal is to be the first business they see and the first one they call.

Google offers two primary ways to buy your way to the top of the search results: Local Services Ads (LSAs) and traditional Google Search Ads (often called PPC). Both can generate highly qualified leads, but they operate on completely different business models. Choosing the wrong platform, or managing it poorly, is a fast way to burn through your marketing budget.

To make the best decision for your home service business, you need to understand how each platform charges you, the type of customer they attract, and what it takes to actually turn that visibility into booked jobs.

The Core Difference: Paying for Leads vs. Paying for Clicks

The fundamental difference between these two platforms comes down to what you are actually buying from Google.

With Local Services Ads, you pay per lead. A lead is defined as a phone call or message directly through the ad. If someone clicks on your LSA profile and leaves without calling, you do not pay anything.

With Google Search Ads, you pay per click. Every time a user clicks your text ad and visits your website or landing page, you are charged. It is then entirely up to your website to convince that visitor to pick up the phone and call your office.

A click does not equal a customer. Search Ads require a high-converting website to be profitable, while Local Services Ads rely heavily on your ability to answer the phone immediately.

Local Services Ads (LSAs): The Reliable Foundation

Local Services Ads appear at the absolute top of the Google search results page, above traditional Search Ads and above the Google Maps pack. They feature your business name, your star rating, and a green checkmark indicating you are “Google Guaranteed.”

The Strengths of LSAs

  • Instant Trust: The Google Guaranteed badge tells homeowners that Google has verified your business licenses and insurance, and conducted background checks on your field workers. This builds immediate credibility.
  • Predictable Costs: Because you only pay when a customer contacts you, it is much easier to calculate your exact cost-per-lead.
  • Dispute Options: If you receive a spam call, a sales pitch, or a call completely outside of your service area, you can dispute the charge with Google and often get your money back.

The Weaknesses of LSAs

  • Rigid Setup: The onboarding process is slow. Gathering background checks, license verifications, and insurance documents can take weeks.
  • Limited Scale: You cannot force Google to show your LSA more often just by increasing your budget. Your ad placement relies heavily on your proximity to the searcher, your review score, and your responsiveness to incoming calls.
  • Lack of Targeting Control: You select broad job categories (like “water heater repair”), but you cannot bid on specific, high-intent keywords the way you can with Search Ads.

Google Search Ads: The Scalable Control Engine

Search Ads are the traditional text links that appear right below the LSAs but above the organic search results. These ads are driven by keywords. You tell Google exactly which phrases you want to show up for, and you bid against competitors for that visibility.

The Strengths of Search Ads

  • Precision Targeting: If you only want to install commercial HVAC systems and want to ignore residential repairs, Search Ads allow you to target exactly those high-value keywords and exclude the rest.
  • Instant Scalability: If your campaigns are profitable and you want to double your lead volume next week, you can simply increase your budget and bids.
  • Complete Brand Control: You control the ad copy, the special offers you promote, and the specific landing page the user visits.

The Weaknesses of Search Ads

  • Website Dependency: If your website is slow, looks outdated, or lacks clear contact forms, you will pay for clicks that never turn into leads. Your landing page must be optimized for conversion.
  • Management Complexity: Without active management, negative keyword lists, and bid adjustments, it is incredibly easy to waste money on irrelevant searches.
  • Spam and Competitor Clicks: While Google has systems to prevent click fraud, you will inevitably pay for some clicks from competitors or unqualified visitors.

Head-to-Head Comparison

Feature Local Services Ads (LSAs) Google Search Ads
Cost Model Pay per lead (call or message) Pay per click
Page Position Absolute top, above everything Below LSAs, above maps and organic
Setup Process Extensive (background checks required) Fast (can launch in a day)
Budget Control Limited scale based on local demand Highly scalable based on bids
Best Used For Emergency services, fast residential calls High-ticket jobs, commercial contracts, scaling

How to Choose the Right Strategy for Your Business

You do not necessarily have to choose just one. In fact, mature contracting businesses dominate their local markets by using both platforms simultaneously. However, if you have to prioritize your marketing budget, use this framework.

Start with Local Services Ads if:

  • Your primary revenue comes from emergency, immediate-need residential services (like burst pipes or broken AC units in the summer).
  • Your website is currently outdated and does not convert visitors well.
  • You want a strictly predictable cost-per-lead and a lower risk of wasted ad spend.

Start with Search Ads if:

  • You specialize in specific, high-margin projects (like whole-home rewiring or flat roof replacements) and need to filter out small repair calls.
  • You target commercial clients who take longer to make decisions and want to research your company website before calling.
  • You are already maxing out your LSA lead volume and have the operational capacity to take on more jobs.

The Hidden Trap: Relying Only on Ad Spend

Getting a top spot on Google is only the first step. Many contractors pour thousands of dollars into LSAs and Search Ads, only to lose the jobs because of poor internal processes.

If you miss a call from a Local Services Ad, Google registers that you are unresponsive. Do that enough times, and they will stop showing your ad entirely. If a customer clicks your Search Ad but your website lacks trust signals, reviews, or a clear way to request a quote, they will bounce back to Google and call your competitor.

Your advertising strategy must be paired with a solid digital foundation.
